For Sellers
The
fact is that a large number of sellers do not feel that their agent's level of
service was what they had been promised! Why? The number one reason is an
agent's failure to communicate on a consistent basis.
The
fact of the matter is, when you hire a full-time real estate professional you
are putting what is probably your largest investment in that trusted persons
hands. That professional should have a time tested and documented track
record of effective communication and negotiating skills, a detailed
advertising plan, an effective pricing plan that is easily comprehended by both
sellers and buyers, and a reference list of past clients that they are willing
to let you freely call upon.

believe if you don't you should have the power to terminate your listing with
us. We want you to feel confident that we will exceed your expectations
throughout our listing term.

What will you do that is unique from other agents? The truth
is that most agents put a sign in your front yard, enter your property into the
multiple listing service, and then hope for positive results. When you put your
trust with Walter and Liz Cole we understand you are not hoping your home sells
soon, you want your home sold as quickly as possible, with no inconvenience,
and for the greatest return on your investment. What separates Walter and Liz
Cole from other Realtors is our ability to actively seek out other
top-producing agents like ourselves, and form a close working relationship. Our
formula is simple, we at all times are working with between five and ten
pre-qualified buyers, and we realize that other top agents are operating in a
similar manner. Therefore when we list a home and contact fifteen associates
immediately; we can expose your home to over eighty pre-qualified buyers within
the first twenty-four hours of your homes availability. 'This formula has
allowed Walter and Liz Cole to sell a home every 3 days in 2001-2002- and 2003.
-

strategies have earned Walter and Liz Cole a spot among the Top 300 Realtors in

and every one of our homes in Realtor.com, The Real Estate Book, The Harmon
Homes Book, the Multiple Listing Service, color marketing flyers, black and
white flyers outside the home, direct mail marketing, personal networking, and
our personal and corporate web sites. We then customize our approach to your
specific circumstances and put our tools to work to your advantage.

different types of communication work better for each individual family.
